Design & Build Workflow
In order to implement the project at the highest efficiency possible, MAJESTIC SURIA keeps to a strict workflow at every phase of the project’s timeline. The following Design & Build Workflow gives the client an idea of how our planning and interaction with all parties concerned are carried out from start to finish:
1. Project Briefing
- Pre-design stage where research is carried out to determine the criteria for the project.
- Discussion with Client to determine specific needs and requirements.
- Client to provide the Architect/Designer with as much information as possible e.g. as-built plans, design ideas, images etc.
2. Conceptual Design
- First sketches of the project are made based on Client’s input.
- Modifications to design made from Client’s feedback.
- Preparation of preliminary cost estimate for Client’s reference.
3. Design Development
- Preparation of site plan, floor plans/layout plans, ID images, engineering schematics, and other relevant information.
- Final amendments to layout, drawings and schematics before design documentation work begins.
- Client to sign off approved designs, drawings and quotation/appointment letter with Majestic Suria.
- Submission(s) to Local Authorities and/or Joint Management Body (JMB) and/or Management Office for approval (where applicable).
4. Design Documentation
- Transform all drawings and designs into hard copies of specifications and contract for the purpose of construction.
- Client to confirm selection of materials and colours based on their preference.
5. Commencement of Construction/Refurbishment/Renovation
- Contract sign-off between Majestic Suria and Client.
- Commencement of renovation, refurbishment or construction works upon approval of Building Permit/JMB/Management Office (where applicable).
6. Site Supervision
- Project Manager takes charge of site management and progress of works.
- Project Manager/Supervisor serve as liaison between Client and team on-site and off-site.
7. Surveyor’s Inspection
- Checking by In-House Quantity Surveyor to ensure materials and quantities are correct and project is built to dimensions and specifications.
- Adjustment of costs, if any, either addition or subtraction, to be reflected in final documents for Client’s reference.
8. Completion of Works
- Inspection of works by in-house team and professionals.
- Preparation of as-built drawings/documents, keys and other items for handing over.
9. Final Inspection
- Post-completion site walk and inspection with the Client.
- Record of any defects that need to be rectified.
- Defects rectification and project handover to Client upon successful completion of all outstanding works.
10. Defects Liability Period/Product Warranty
- Client takes ownership of finished project.
- Defects Liability Period commences according to signed-off Contract upon handover.
